Job Description

[Land Purchasing] 

◼︎ Information Purchasing

We visit major real estate agencies or local real estate agencies to purchase “fresh land information”. The number of visits is about 10-20 per day. Travel is mainly by train and on foot.

◼︎Price review

Based on the  purchased information, we will investigate the location conditions, market trends, convenience of living, etc., and build a simulation of “How much can you sell with a new house?” And consider the purchase price.

◼︎ If you know the land that can be profitable from contract negotiations, we will continue to negotiate and adjust the purchase price with a real estate agency. While there are rival companies aiming at the land, we will continue to participate in the housing project after a clear purchase contract. I will be in charge of the final delivery to the home buyer.

This is a difficult task that influences management, requiring correct judgment while looking at the big picture of the industry such as “where, what, and how much”. However, if you can buy cheaper, add value, and sell higher, your revenue will be huge.

 

Hiring requirements

[Required requirements] 

・ Normal car license.

・ One who has a working experience for more than 1 year .

・ One who has been enthusiastic about one thing throughout his life .

・ High communication ability .

Treatment conditions / sales bonus

[Annual income] 

 

Monthly salary of ¥ 240,000 + incentive will be granted.

Incentives vary depending on the number of orders received.

 

* From the second year onwards

◼︎20 buildings / year 8.5 ~ 9.5 million yen

◼︎30 buildings / year 1150 ~ 13 million yen

◼︎40 buildings / year 1250 ~ 15 million yen

 

【Treatment】

■ Raise once a year (April ) .

■ Bonus twice a year (July / December) .

■ Full payment of transportation expenses .

■ Vehicle carry-on allowance (50,000 yen / month, petrol charge up to 30,000 yen / month) .

Selection process

Document review → First interview (Sales Manager) → Second interview (Representative Director)

 

Holiday

■ Weekly holidays 2 days (Monday to 7th / Tue / Wed) Year-end and New Year holidays (21 days)
